Squam Lake

My Squam Lake listing, 21 Cove Road, Center-Harbor epitomizes the privacy and timelessness of Squam Lake real estate.  At $449,900 this Squam Lake waterfront property won't last!  21 Cove Road was designed by highly respected architect Chris Williams and build by superior Cerutti builders.

This rare Squam Lake offering has 650 ft. of waterfront just 2/ 10 of a mile from your house.  The Sturtevant Cove waterfront was put in conservation by the Sturtevant Cove Association.  By putting the waterfront in conservation,  this Squam Lake Association will always have low taxes for its members.  The waterfrontage will be protected from any future development.

Sturtevant Cove Association is a small associationof approximately 33 property owners.  About five (5) of the lots are unbuildable.  Rarely are more than fifteen (15) members at the Annual meeting and rarely to association members even  see one another at the Association beach.   This location offers privacy yet proximity to Center Harbor amenities, restaurants, and shops.

Most associations enjoy only beach access, the Sturtevant Cove Association sandy beach and waterfront fills the cove, allowing you to enjoy your own private cove!  With the protected Loon's nest near the shore, a "No Wake" zone is enforced.  This cove is an absolute perfect spot for swimmers.  Don't miss this opportunity for very rare privacy on Squam Lake.  There are expensive waterfront homes on Squam, which don't offer this kind of privacy.

(Two of the additional photos in the above  slideshow are shot at one of the locations of the film "On Golden Pond." Can you guess wich location?)

New Hampshire’s Squam Lake offers some of the most private NH lakefront real estate. Known by many as the primary location for the movie On Golden Pond; it is known by a lucky few as a beautiful place to live and recreate. With only one marina, Squam Boat Livery, Inc. and only one restaurant, Walter's Basin, Squam Lake real estate remains largely free from commercial activity.   Squam Lake is New Hampshire' second largest lake after Lake WinnipesaukeeMost of the homes on Squam Lake blend beautifully into its wooded setting, preserving the lake's beauty.  Those who prefer homes set closer to the lakefront and who prefer more amenities accessible by boat, prefer the much larger and more developed Lake Winnipesaukee. While Squam’s shoreline is in a few places densely developed, such as Cotton Cove, much of the lake consists of large parcels of mainland and  island waterfront that are privately owned. Currently there is little Squam Lake real estate on the market . Squam Lake is a long, narrow lake northwest of the much larger, Lake Winnipesaukee and south of the White Mountains. Squam Lake stretches across Belknap, Carroll, and Grafton Counties. The towns shored by Squam Lake are, in descending order of size: Holderness; Sandwich; Moultonborough; and Center Harbor. Squam Lake drains via a short natural channel into Little Squam Lake, and then through a dam at the head of the short Squam River into the Pemigewasset at Ashland.

Squam is the second-largest lake located entirely in New Hampshire. Squam Lake was originally called Keeseenunknipee, which meant "the goose lake in the highlands." Don't miss the opportunity to take a Squam Lake boat tour, whether sponsored by the Squam Lakes Natural Science Center or Experience Squam.
